15+ years of real project experience, from engineering and infrastructure through to full-scale property development.
We work with landowners, developers, organisations and individuals who have something they want to build, develop or deliver and need experienced help to make it happen. Our work is mostly in property and land development, where we bring full lifecycle capability extending from early feasibility and site strategy through consenting, procurement and delivery. But the thinking applies well beyond property. If you have a project that needs structure, process and someone who asks the right questions that’s what we’re here for.

ABOUT LIFECYCLE PROJECTS
Lifecycle Projects was founded by Ryan Fleming, a civil engineer and development manager with over 15 years of experience leading projects across infrastructure, property development, and in public realm environments.
Before Lifecycle Projects, Ryan spent the majority of his career within some of New Zealand's largest construction and development organisations, first as a project engineer delivering civil and infrastructure projects across the country, then as a Development Manager overseeing residential development at scale. In the development role he led multiple concurrent projects from land strategy and acquisition through to customer handover, delivering more than 600 homes across six major projects while working closely with designers, engineers, communities, councils, mana whenua and government entities.
Delivering at that scale builds something beyond technical capability. It requires a practical understanding of how councils actually make decisions, what it takes to build genuine trust with mana whenua, and what funders and procurement processes really need to see. That institutional knowledge transfers directly to every project we take on.
Lifecycle Projects exists because that depth of experience allows us to understand a project from the ground up. From design, engineering and consenting through finance and strategy and delivery, all should be accessible to anyone with something worth building.
